Staging of properties has become a popular in real estate.  In some larger markets, there are staging companies, and in other markets savvy client-focused Realtors have staging offered to there clients in the listing process.

Staging is a partnership.  Staging relies in most cases on the expertise of the staging professional, but participation of the seller of the property as well.  Staging is not the process of any covering defects, but instead the process of highlighting the positive assets of a property.  It puts you property in the best light in the eyes of agents and buyers.

In order to help a stager give you the highest benefit, there are things you should be doing prior to the consultation.  The consultation process, in most cases, is a process where your Realtor or stager goes through and around your property and advises you of what should be done in order to give your property the best chance of best selling at the highest price.

The less your house is prepped for this appointment, the less detail you will get out of the consultation.  In order to get the most out of your appointment, de-cluttered the property and cleaned it thoroughly.  De-cluttering means getting rid of collections, excessive furniture, personal photos, and clean out closets.  Replace any burned out bulbs in lights fixtures, and change out energy efficient light bulbs with ones that are bright instantly. Open blinds and wash the windows, let the sun in your home!

On the outside, trim and edge the yard, trim hedges, clean out beds, and weed.  Remove the screens from the front of the house.  Clean the exterior of the house, and remove all cobwebs.

Now your stager can get to the details and truly make your house shine!
